I DON’T HAVE PLANS

No plans, no problem. We will start with the pre-construction design phase. We typically start with meeting you at your home for a site walk, so we see the space firsthand. We then use discovery and exploration to define your needs and uses for the property, as well as your architectural and design style(s). During this phase we also produce full sets of construction documents with all the city/town submittal requirements. Finally, at completion of the pre-construction design phase, we will determine a contract price, create the construction contract, and start building your new custom detached addition.

I HAVE PLANS

Congratulations on deciding to build your special space! Since you've already designed and created the plans, you are that much closer to starting construction. As your builder, we will use your plans to do the pre-construction bidding. During this vital phase our team will breakdown everything from the home size and landscaping, to the design and material selection, ensuring that your project will be functional, financially feasible, and on schedule. Finally, we will use that information to determine a contract price, create the construction contract, and start building your brand new custom detached addition.

How do we explain to you what we want and need for our detached addition?

We use a variety of methods to determine your detached addition wants and needs; from questionnaires and one-on-one meeting, to a collaborative Houzz.com “Idea Book” that will act as online archive of photos that you like. This is known as discovery and exploration, and is in the design phase of pre-construction services.

How long does the design phase take?

The design phase can take 2-6 months, depending on the level of details needed for your detached addition. If choosing from a previously developed plan, the time can be shortened. We also have a collection of plans.

Does my zoning and/or HOA allow detached living spaces?

Every municipality and HOA have their own rules and restrictions to abide by. It is the homeowner’s responsibility to due their due diligence, however we are happy to guide you.
